The American Resort Development Association (ARDA) released its 2026 State of the Vacation Timeshare Industry study, prepared by Ernst & Young LLP. The report covers 2025 performance data for the U.S. vacation ownership market.
Key Numbers
U.S. timeshare sales totaled $10.7 billion in 2025, across 1,434 resorts and approximately 188,700 units. The industry’s total economic impact stands at $35.7 billion. Roughly 10 million U.S. households own a timeshare. Resort occupancy rates averaged 80{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} in 2024, compared to 63{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} for the traditional hotel industry. Rental income from approximately 12.5 million rented nights generated more than $3.2 billion.
Owner Travel Behavior
ARDA’s research found that 63{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of timeshare owners have already reserved their next vacation, compared to 39{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of all travelers. Nearly 69{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of owners strongly agree that nothing will stop them from taking a vacation. Owners are 44{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} more likely to say they will spend significantly more time on vacation in the next six months compared to non-owners.
Maintenance fees have risen 38{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} since 2021. About 80{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of timeshare owners hold no outstanding loan on their vacation ownership. Florida, California, and South Carolina together host 39{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of all U.S. timeshare properties.
Industry Consolidation Continues
The study found that 511 of the 573 properties surveyed are part of networks with 10 or more resorts. This consolidation has accelerated in recent years through major acquisitions, including HGV’s purchase of Diamond Resorts and Bluegreen Vacations. The industry continues to shift from fixed-week models toward points-based systems with more flexible booking options.
Younger Owners Are Buying In
ARDA data shows Gen Z timeshare owners take approximately 3.3 leisure trips every six months, compared to 2.6 for other owners. They are 37{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} more likely to vacation with friend groups. Notably, 61{47e772cd852496d685f7768c1e1ff3926845e99bc685d09b5cb3e90ff014ab6d} of Gen Z owners plan to upgrade or purchase additional ownership within the next two years, nearly double the rate of older owners.
